An independent contractor should ask which income-documentation options fit the actual earnings history. Angel Oak’s published 1099 program is one example that uses documented contractor earnings under its own guidelines. Its description distinguishes that method from a bank statement program, which analyzes deposit history. Neither route is a universal entitlement.
List your line of work, the businesses that pay you, the dates you started each relationship, and any material changes in activity. Gather the income documents requested by the lender and identify which accounts receive the payments. Ask how multiple payers, a newly signed contract or a declining year would be evaluated.
What period of income will be reviewed? How are expenses reflected? What evidence of ongoing activity is required? Does the selected program require a particular history with the same payer or in the same line of work? Have the lender answer before assuming that a strong recent month will support the requested loan amount.
Compare the documentation path with available conventional financing, not just with another alternative program. Request the actual costs and conditions. Your CPA should provide accurate records within their professional role; a lender makes the credit decision. Use a secure application channel for income records rather than public comments or a website chat.
