They answer different questions

An appraisal is part of evaluating a property for financing. A home inspection focuses on the property’s condition and potential problems. The CFPB explains that an inspection and an appraisal serve different purposes. An acceptable appraisal should not be treated as a substitute for the buyer’s own condition review.

Make two question lists

For the financing team, ask which valuation process is required and whether any identified property conditions need to be addressed. For the inspector, ask about the scope of the inspection, access limitations, major findings and whether a specialist should evaluate an issue further. Different professionals have different responsibilities.

Keep the contract calendar visible

Record the inspection, financing and other relevant deadlines from your actual contract. Have your Realtor or attorney explain your available choices if a problem appears. Do not assume that a lender’s review extends a contractual deadline or creates a right to cancel.

Use findings to make an informed decision

Organize written reports, repair estimates and questions before discussing next steps. Ask Paul whether proposed repairs, credits or changes to the transaction affect the loan review. The goal is to understand both the financing requirements and the home you are buying, without expecting either report to guarantee the absence of future repairs.
