A bank statement mortgage is an alternative way to document qualifying income for an eligible self-employed borrower. For example, Angel Oak describes a program using a defined history of personal or business statements. Program details vary. A different income-documentation method does not remove underwriting or guarantee approval.
Create a list of the accounts used by your business and identify which accounts receive customer payments. Gather complete statements rather than selected pages or screenshots. Prepare explanations for transfers between your own accounts, unusual deposits and changes in how customers pay. Ask the lender what supporting records it requires.
Business deposits should not automatically be treated as qualifying personal income. Ask how the selected lender evaluates expenses, ownership percentage and the type of account. Work with your CPA or bookkeeper to explain the business accurately; do not change legitimate tax reporting to chase a loan outcome.
Ask Paul to compare the documentation route with any conventional option that may fit. Review total cost, cash needed, reserves, loan structure and any prepayment terms. Bring a short business summary: what you do, how long you have done it, who pays you, and whether revenue is seasonal. That gives the discussion a useful starting point without assuming eligibility.
