Give the final figures real attention

For mortgages covered by the rule, the lender generally must provide the Closing Disclosure at least three business days before closing. The CFPB’s explainer walks through the final loan terms and costs. Use the review period to ask questions instead of leaving the document unopened until signing.

Compare with your latest Loan Estimate

Check the loan amount, interest rate, payment components, loan features, closing costs and cash to close. Ask your lender to explain material changes. Confirm that the names, property information and agreed credits are accurate. Do not assume a changed number is either automatically wrong or automatically acceptable.

Keep an open-questions list

Write each question with the document page and line, the person responsible for answering, and whether the issue is resolved. Ask for a plain-language explanation of any term you do not understand. Request other closing documents early when possible so the signing appointment is not your first exposure to them.

Coordinate the last steps

Confirm the signing arrangements and funding instructions directly with the closing professional using independently verified contact information. Do not act on an unexpected email changing payment instructions. Tell Paul promptly if the final costs or terms differ from your expectations so the team can address the issue before you commit.
