Ask lenders to price the same requested loan amount, loan type, term, occupancy and lock period when possible. Record when each quote was prepared. A headline interest rate without the related fees and assumptions is an incomplete comparison.
The CFPB’s Loan Estimate explainer helps borrowers review the loan terms, projected payments, closing costs and cash needed. Check whether the rate is locked. Compare lender charges and any credits, then ask about differences in third-party estimates. A lower estimated tax or insurance amount does not necessarily mean a lender has a cheaper loan.
Use a column for each offer and rows for the loan amount, term, rate structure, monthly payment components, points, other charges, credits and estimated cash to close. Add a row for your expected time in the property and a row for questions that remain unanswered. Ask for written explanations of material differences.
A borrower preserving cash today may make a different choice from someone expecting to keep the loan for many years. Ask Paul to explain the trade-off without assuming a future refinance will be available. The useful question is not only which rate is lower, but which complete offer fits your budget and plans.
