Educational guide. Sources checked October 14, 2026. Publication today does not mean a rule changed today.
A debt service coverage ratio, or DSCR, compares a property’s qualifying income with the debt-service amount used by the lender. Some residential investor programs focus on rental cash flow rather than the borrower’s employment income. That does not mean the property or borrower automatically qualifies. Angel Oak’s published investor program is one example of this approach, not a universal rule for every lender.
If a program uses $3,000 in qualifying monthly rent and $2,500 in monthly housing expense, the ratio is 1.20: $3,000 divided by $2,500. This is arithmetic only, not a loan offer or a required minimum. Ask which expenses the lender includes, how rent is established, and whether the loan uses a different calculation.
Before making an offer, write down the proposed purchase price, expected rent, taxes, insurance, association dues, planned repairs and available cash. Keep a separate investment budget for vacancy, maintenance, management and major replacements. A qualifying ratio is not a promise of spendable profit.
Which rental evidence will this lender accept? What reserves and down payment apply to this property? How would a lower rental estimate affect the structure? Are there prepayment terms that conflict with my planned sale or refinance? Request the current program terms for your exact property and intended use.
