The amount a lender may approve and the amount that fits your household are separate questions. The CFPB encourages buyers to plan for the total cost of ownership, including expenses that may be new or higher after a move. Begin with a monthly budget before choosing a target purchase price.
For planning, divide your available money into cash needed to close, moving and setup costs, and a cushion you want to keep after closing. The down payment is only one part of the first bucket. Ask for an itemized estimate of closing costs, prepaid items and any required reserves instead of treating all savings as available for the down payment.
Ask for a payment estimate that includes the applicable taxes, insurance, mortgage insurance and association charges. Add your own maintenance and utility budget. Obtain an insurance quote for the actual property rather than relying solely on a generic calculator. If the property has special risks or assessments, investigate them before committing.
Write down a comfortable monthly range, your expected move date, cash available and the cushion you want to preserve. Ask Paul to compare eligible loan options using those priorities. A smaller down payment is not automatically the least expensive choice, and a larger one is not automatically best for your cash needs. Compare the complete trade-off.
