A family contribution can be helpful, but the mortgage program determines whether the donor and use of funds are acceptable. Fannie Mae’s personal-gift guidance allows qualifying gifts for eligible principal residences and second homes, subject to its requirements; it does not allow personal gifts for investment properties under that policy. Other programs have their own rules.
The cited Fannie Mae policy requires a signed gift letter including the amount, donor information and a statement that repayment is not expected. Ask the lender for its current form and transfer-documentation instructions. Money that must be repaid should not be described as a gift.
Before funds move, ask who should receive them, what evidence the lender needs and when it must be available. Keep the transfer trail organized. Use the lender’s secure channel for personal account documents rather than a public chat. Let the lender decide which records satisfy the requirements.
Ask Paul how the proposed gift fits with your down payment, closing costs, reserves and any required personal contribution. Tell the lender if the amount or donor changes. For tax questions, the donor and recipient should consult their own tax professional; mortgage acceptance does not settle tax treatment.
