The CFPB explains that a rate lock protects the agreed rate for a specified period, subject to its conditions and changes to the application. A Loan Estimate does not automatically mean the rate is locked. Check the lock status and obtain the terms in writing.
On one calendar, list the expected closing, the lock expiration, any property-completion milestones and the remaining document deadlines. For a new construction purchase, discuss realistic completion timing with the builder and lender. Ask who will alert you if the schedule begins to slip.
What happens if the closing is delayed? What would an extension cost? Is a longer initial lock available? If market rates fall, does the agreement offer any way to change the terms? Which changes to the application could affect pricing? Get the answers before choosing a lock period.
Ask Paul to explain the available choices using your loan and timeline. Do not treat a public market average, an advertisement or someone else’s rate as a personalized offer. This article explains lock mechanics; it does not quote today’s mortgage rates or predict their next move.
