Understand the label

Qualified Mortgage, or QM, is a defined category with requirements concerning loan features, pricing or fees, and underwriting. A mortgage outside that category is often called Non-QM. The label alone does not tell you whether a particular loan is appropriate or affordable.

Avoid the no-documentation assumption

The CFPB explains that the ability-to-repay rule generally requires a reasonable, good-faith determination for covered consumer mortgages. A Non-QM consumer loan is not automatically exempt from that responsibility. Business-purpose investment loans can be governed differently; the lender must determine the applicable requirements. Never misstate occupancy or loan purpose.

Use a side-by-side comparison

Ask for the income-documentation method, interest-rate structure, full payment, closing costs, cash needed, reserve requirements and any prepayment provisions. If a payment can change, ask when and why. Ask what happens at the end of any interest-only period, if one exists, and whether the loan has a balloon payment. These questions do not imply every Non-QM loan has those features.

A useful conversation with your advisor

Tell Paul your actual goal and documentation challenges before selecting a product. A self-employed purchase and a rental-property business transaction may call for very different reviews. Request a comparison with available alternatives and make the decision using the terms of the actual loan, not the program label.
