Read what the letter actually says

A preapproval is an important shopping tool, but it is not a promise that every property or final loan will be approved. The CFPB explains that lenders use different preapproval processes and may require additional information. Check the letter’s conditions, assumptions and expiration date.

Identify the remaining decisions

Ask what has already been reviewed and what remains outstanding. Separate borrower-related items from property-related items and closing requirements. A simple status list is more useful than saying a file is approved without explaining the conditions. Keep the purchase contract and financing deadlines visible to everyone responsible for them.

A weekly buyer-and-Realtor check-in

Ask: Have any financial circumstances changed? Are requested documents complete? Does the property raise questions that need an early lender review? Are the appraisal, title and insurance steps on track? Who owns the next action and when is it due? These are practical coordination questions, not a guarantee of a particular closing date.

Stay within your own budget

A larger preapproval amount does not require you to spend more. Tell Paul and your Realtor the payment and cash limits that feel comfortable. Report changes in employment, income, debts or the transaction promptly so the file can be reassessed accurately. Do not waive protections or make commitments based only on a general verbal assurance.
