If you believe an appraisal contains errors or overlooks relevant information, ask the lender about a reconsideration of value, or ROV. Fannie Mae publishes borrower-initiated ROV guidance and explains that lenders provide the required process and forms. This is a review route, not a promise that the value will increase.
Identify the exact issue: an incorrect property characteristic, omitted information or a specific concern about the analysis. State where it appears in the report and explain why it matters. If you have potentially relevant comparable sales, organize the addresses, dates and supporting details rather than simply asking for a higher number.
Submit the concern through the lender’s stated process. Ask about timing and the information required before sending a partial request. Fannie Mae’s published FAQ permits a maximum of one borrower-initiated ROV per appraisal report, so make the submission complete. Other loan programs can have different procedures.
Help the buyer gather accurate property information and relevant transaction evidence. Keep communications professional and focused on supportable facts. Appraiser independence matters: neither a contract price nor a desired loan amount justifies pressure for a target value. Ask Paul how the lender’s review fits with the buyer’s financing and contract timeline.
