Educational guide. Sources checked October 14, 2026. Publication today does not mean a rule changed today.
A refinance discussion should begin with the goal: a different payment, a different term, a different rate structure or access to equity. The Federal Reserve’s consumer guide describes refinancing costs and a simple break-even approach. The guide is an educational resource, not a source for current pricing.
Suppose the relevant refinance costs are $4,000 and the comparable monthly savings are $200. A simple calculation gives 20 months to recover those costs. This is an illustration, not a quote. It assumes the savings remain constant and does not account for every difference between the old and new loans.
Ask how the remaining loan term changes, whether costs are paid in cash or added to the balance, and what the total interest could be under each option. Distinguish refundable escrow balances and prepaid items from true transaction costs. A lower payment caused partly by stretching repayment over more years deserves a separate explanation.
Ask Paul for a side-by-side view using your current statement and a current offer. Include the expected time you will keep the property or loan, cash needed, balance, term and payment components. Do not assume that a future refinance or property appreciation will make an unfavorable current transaction work.
