Tell your mortgage team whether the property will be rented nightly, leased long term, used personally, or used in a combination of ways. Do this before selecting a program. Angel Oak publicly describes DSCR financing for eligible short- and long-term rental investments and lists a short-term rental analysis option. Other lenders may use different evidence and eligibility rules.
The financing file should contain the documents the selected lender requests. Your investment file should contain your own operating assumptions: expected occupied nights, nightly receipts, platform and management costs, cleaning, utilities, insurance, repairs and replacement reserves. A lender’s accepted rental analysis is not a guarantee of actual bookings.
For your own planning, compare a normal season with a weaker season and a period with no guests. Ask what happens if you need to switch to a long-term lease. Treat these as planning scenarios, not forecasts. Have the property manager explain the basis for any revenue projection.
Ask the local jurisdiction and association about permitted rental use, and ask an insurance professional about the intended activity. Ask Paul which lenders will consider the actual property and documentation available. Confirm the final loan’s occupancy requirements and any prepayment provisions in writing. Do not assume a business-purpose product permits owner occupancy.
