A rental property deserves two separate reviews: how the lender evaluates it and how ownership fits your budget. Put both on paper before deciding whether to move forward.
Visio Lending’s published educational guide describes a residential DSCR calculation as monthly rental income divided by principal, interest, taxes, insurance and association dues (PITIA). It also explains that this ratio leaves out other ownership expenses. That is a lender-specific illustration, not a universal underwriting rule. Ask the lender which rent and payment figures its program uses, and what other requirements apply.
Assume eligible monthly rent of $3,000 and PITIA of $2,400. The ratio is $3,000 ÷ $2,400 = 1.25. The arithmetic leaves $600 before other costs. It does not establish a $600 monthly profit.
Assumed vacancy allowance: $150
Assumed management cost: $240
Assumed maintenance and replacement reserve: $250
Under these invented assumptions, the planning balance is $3,000 − $2,400 − $150 − $240 − $250 = negative $40 per month. These amounts are teaching inputs, not recommended percentages, local estimates, a lender’s minimum ratio or a forecast. A reserve allocation is also different from an expense paid that month.
What supports the advertised rent, and which rent will the lender accept?
What will taxes, insurance and association charges be for this purchase?
Who pays for management, leasing, utilities and repairs?
What cash will remain after closing for vacancy and unexpected work?
Could a sale or refinance trigger a prepayment charge?
Give each property its own page. Record the address, visit date, asking price, observations, photos you are permitted to take, and unanswered questions. Put a source and date next to every estimate. Mark a seller’s statement as unverified until you obtain supporting information.
For a simple stress test, change one assumption at a time: lower the hypothetical rent by $200, add $100 to recurring costs, or add a one-time $2,000 repair. In the example above, those changes would reduce the monthly planning balance to negative $240 or negative $140, or create a separate $2,000 cash need. They are scenarios, not predictions. Decide what evidence you need before making a commitment.
Paul’s practical tip: Keep an “evidence still needed” column beside your pros and cons. A good question written down during the visit is more useful than an optimistic number you cannot support later.

Visio Lending: What Is a DSCR Loan? — checked October 15, 2026; an undated lender educational page, used for the formula and the distinction between a qualifying ratio and broader ownership costs. This is evergreen education, not a newly announced program change. The numerical example and comparison process above are original illustrations.
